In Davidson County, 705 homes sold in the month of June, an 18 % increase from June 2011. With 384 homes sold last month, Williamson County experienced a 21% increase from June 2011.
Year-to-date closings are up a whopping 28% in Davidson County from this time last year. Williamson County closings are up 20%.
What’s The Sweet Spot?
For most of 2012, housing inventory in Davidson County has remained steady at six months or less for homes priced under $650,000. In fact, this summer there have been sightings of that rare bird, the multiple offer. Over $650,000, the supply of homes increases.
In Williamson County, supply is leaner. For 2012, inventory has remained at five months or less for homes priced under $800,000. As in Davidson, there is a greater selection in the higher price ranges.
Five to six months is considered a balanced market with neither buyers nor sellers at an advantage.
