The answer is today’s buyers expect a lot. Why?
BECAUSE THEY CAN.
There are plenty of homes out there. If not yours, then your neighbor’s will do just fine.
BECAUSE THEY BUY EMOTIONALLY
Home buyers are not real estate investors. They want to fall in love with the property. They, at least initially, do not drill down to see how much the house costs per square foot. First impressions are everything.
BECAUSE THEY DON’T LIKE SURPRISES
It’s not just the paint on the walls; it’s what might be lurking behind the walls. Call it HGTV Terrors. The buyer worries that he/she might find mold, termites, and structural deficiencies when they open up a wall. And now the renovation budget is blown, and they don’t have the funds for the extra expenses…arghhh!
Buyers assume that a house that appears nicely maintained is nicely maintained!!
BECAUSE THEY DON’T HAVE TIME
Who has the time to tackle even a small renovation project? Whether you do-it-yourself, or supervise others, it is time consuming.
BECAUSE THEY DON’T KNOW HOW
This one is related to the issue of time, but lots of homeowners, especially if they are moving from an apartment, have no idea how to re-tile a bathroom or manage the guy who they hire to do job for them. Not everyone is Martha Stewart, or wants to be. Sometimes individual expression is overrated.
